What are the MEES obligations?
- Properties in the private rented sector must have an EPC rating of E or above to be legally let.
- Landlords must invest up to £3,500 (inc. VAT) to improve F or G rated properties before letting them or renewing a tenancy. If the cost to reach band E exceeds £3,500, landlords may register for an exemption, valid for five years.
- Improvements can include things like loft insulation, floor insulation, and upgraded heating systems.
- Landlords must show the full EPC to prospective tenants before they agree to rent.
